THE INFLUENCE OF GREEN BUILDING FEATURES ON OCCUPANTS' SATISFACTION AND MAINTENANCE COST IN LAGOS COMMERCIAL PROPERTIES

This study investigates the influence of green building technologies (GBT) on occupant satisfaction and maintenance costs in Lagos commercial properties. The primary objectives were to examine how GBT affect tenant comfort and assess their impact on long-term maintenance expenses. A qualitative research design and a desktop methodology were used by the study, while thematic analysis was used to analyse secondary data from relevant case studies and literature. Findings from the study show that GBT, including energy-efficient lighting, solar power systems, and water-saving features, considerably enhance occupant satisfaction by making air and lighting quality better, while also improving thermal comfort. Also, the implementation of GBT results in a reduction in the cost of maintenance by minimizing the use of energy and increasing the strength of building systems. The study concludes that green building practices offer major benefits for property owners through reduced operational costs and improved tenant satisfaction. Promoting the adoption of GBT in commercial properties can encourage sustainable development and create prolonged economic advantages for the real estate sector in Lagos.
