EFFECTS OF HOUSING FACILITIES ON RENTAL VALUE OF RESIDENTIAL PROPERTY IN SELECTED AREAS OF BIRNIN KEBBI

The research was designed to study “effects of housing facilities on rental value of residential property in selected areas of Birnin Kebbi”. To achieve the aim the following objectives were set; to identify the types of housing facilities in residential properties in Birnin Kebbi; to evaluate the conditions of housing facilities provided in the study areas; to examine the effects of housing facilities on rental value of different types of residential property in the study areas. Both observation and questionnaire were used as methods of data collection while a combination of stratified systematic and purposive sampling was used as sampling methods for the study. The analysis of data was based on the 180 questionnaire retrieved from occupiers of residential properties in the selected neighbourhoods. Data from the field were analyzed using both descriptive and inferential statistics. The study revealed that Gesse phase II and Gwadangaji quarters have more modern housing facilities than Badariya and Bayan Kara. Likewise, the rental value of residential property as a result of these improved housing facilities rental value is higher in Gesse phase II and Gwadangaji quarters. The result of the hypothesis indicates that housing facilities has significant effect on rental values of residential properties in the study area. The study recommends among others property owners should priority attention to provision and rehabilitation of housing facilities.
